Before you can start planning your dreams into reality, you need to know where you are building your new home. It maybe you will be purchasing vacant land to develop or have bought an existing premise that you want to pull down to start fresh. Or, it may even you’re starting a new build where you currently reside.

There is no right or wrong in terms of which path you want to go down. What is important is you love the area and consider every aspect of the landscape in terms of what and how you want your design. Consider any roadblocks before making any commitments.

This is where you employ the services of either an architect or building designer (draftsman) to bring your build’s vision to life. Both are well equipped to deliver designs and plans that can be built, but an architect will usually have greater experience and qualifications.

If you do not have designs or plans and engage D3 Built, we will recommend trusted architects and building designers depending on your needs. We will also work with you throughout the design and build lifecycle as a sounding board and advisor/liaison as appropriate.

It’s important to remember the importance of sustainable, modern house design practises. It is highly recommend you consider an Energy Rating Report at this stage so you can meet energy rating standards for legislation requirements and long-term comfort and savings. This, again is something the architectural building team at D3 Built can assist and advise on further if we work together.

After the design stage, you will be required to submit your building and/or planning permit/s. These are two separate documents that need separate approval.

A planning permit allows for use and/or development on land. It will specify what can be developed and size and outlines conditions that must be met.

A building permit relates to the method of construction of your home, units or townhouses and that the design meets standards and codes.

The team at D3 Built can assist with both processes that, in themselves, can be difficult, especially if members of the public object to your permit application – Council is obliged to feedback on all public comments.

Before we get started on the build, you will be issued a detailed proposal of work. This involves the Tender Process as it is important for everyone to be clear on expectations, roles and responsibilities, timeframes and, of course, budget. This is an area we pride ourselves in at D3 Built – our systems-thinking.

Whilst things can go wrong – we certainly can’t control the weather, natural disasters nor unforeseen engineering issues – a detailed proposal with clear processes and accountabilities will help mitigate roadblocks and risks.

This is also where we confirm aspects of your home’s design and plan’s specifications can be met, sourced and built.

You will then sign a contract with D3 Built. It is always recommended you have legal representation to check the contract as part of your diligence.

Once all designs and plans are approved and you’ve approved our proposal and signed the contract, it’s time for the build to get started.

This will start with the site and foundation and includes any demolition works (as required), preparing the land for construction, measuring the design, laying the foundation, pouring the footings and installing under slab drainage and moisture barriers.

Next comes building the frame and external walls, adding the roof, cladding and insulation. Subcontractors such as electricians and plumbers are engaged to install wiring and pipes. When doors and windows are installed, the construction is deemed waterproof and all trades can conduct their work, such as tiling, carpets, lights and power points, cabinetry, kitchen, bathroom and laundry fit-outs, appliances installed and painting.

At the end we will do a walkthrough together to check everything is working and if there’s any issues to be addressed and fixed.

Part of the ease of working with D3 Built is that you can sit back and become an “armchair developer”. We will supervise and project manage the entire construction and ensure everything is running smoothly, contractors and trades are delivering per their scope of work agreements, and any problems are solved efficiently.

Equally important to the construction is landscaping. This is where your home and dreams are fully realised as a complete space and it becomes part of your community. D3 Built will work with you and trusted landscapers ensuring a beautiful environment surrounds your new home and that it’s sustainable and honours the indigenous plant species of your area.

A final inspection occurs to sign-off the new home, units, townhouses are ready and compliant for occupancy.

Note: Inspections have occurred previous to this final one to ensure every stage is safe and compliant including (as applicable) excavation, pre-pour, framework.

As we handover the keys to your newly finishes home and property, we will do another inspection with you and ensure you understand how everything works and feel comfortable to move in and start your new life.
